1.) How long does it take to find a tenant for my property?
After the property has been properly cleaned, prepped and ready for market, it generally takes on average 2-3 weeks to find, screen, and select a qualified tenant. Our team vigorously screens the applicants through a 50 state criminal and credit check, in addition we are validating everything from rental history to current income and assets.

3.) How do I receive the rental income?
Rental deposits are directly made into your account by the 10th of each month. Additionally statements are emailed out by the 10th of the month, recapping year to date income and expenses. Owners may also access all of the above information and more via our property management portal.
4.) How to tenants make maintenance requests?
Each tenant and owner receive logins to our website. Tenants can create maintenance requests via electronic tickets that our staff reviews and responds to. Once a request is assigned, one of our techs or handymen will be on site to diagnose the issue. Owners reserve the right to review and approve all maintenance/work orders.
5.) What happens if the tenant doesn’t pay the rent?
Rent is due on the first of each month. We extend a four day grace period on late fees. While most of our tenants pay their rent by the fifth of the month, there is occasionally a late paying Tenant. After the fifth of the month late charges begin to accrue daily until rent is paid in full.
If the rent is not forthcoming, we begin the eviction/collection process usually by serving a “3-day pay or vacate” notice. If still not in compliance, the next step is to file a summons and complaint at the county courthouse to pursue the eviction.
Eviction can be avoided through proper screening of tenants, we believe by doing our due diligence at the beginning of the rental process we can avoid future headaches and costs.

8.) How do I submit an application?
Submitting an application with Rock Real Estate is easy. First, complete the rental application by going to the "Rental Application" tab. Once you have successfully submitted the application the applicant will need to go to the "Rental Application Fee" tab and complete the check out process. The fee for the application and background/credit check is $45 per application.
